Places are made by many parties: design teams, delivery teams, institutions, and counsel. Each brings something the others cannot, and each answers for something the others should not.
So every collaboration here starts the same way. Name the role, frame the question, and bring in the people who can answer it. Commitments come later, in writing, project by project.

Yes. A firm may design and build, or know an institution worth hearing from. Start with the door that matches your first question and mention the rest in your brief.

In Florida. Lagoon-led communities are proposed for five Florida locations and are in pre-design, so Florida’s heat, humidity, storms, flood zones, and permitting shape every direction on this site.
Who reads what I send?
