Where do things stand?
Lagoon-led communities are proposed for five Florida locations, and pre-design is under way. The locations are not named on this site.
Can I buy a home through this site?
No. Nothing on this site is for sale, and no money or commitment is accepted here. Any purchase would be made only through written agreements that you can review with your own attorney or real estate professional. For now, the most useful step is to organize your questions in the planning brief.
Does the site approve or arrange financing?
No. DubaiFlorida is not a lender or a mortgage broker. It does not review credit, collect financial documents, issue a prequalification, or make any lending decision. Only a licensed lender can do those things. The financing guide explains the sequence in plain language and suggests questions to bring to a licensed professional you choose.
Why is there no payment calculator?
Because a number on a website looks more certain than it is. A real estimate depends on the property, the loan, taxes, insurance, association dues, and your own circumstances, and each of those figures comes from the party that sets it: a licensed lender, an insurer, the taxing authority, or the association. The site starts with education instead: the payment guide explains each cost component so you know what to ask.
What is the difference between an estimate, a prequalification, and a preapproval?
An estimate is a rough picture of possible costs, only as reliable as its assumptions. A prequalification is a lender’s early, general view, usually based on information you report yourself. A preapproval usually follows a lender’s review of documents and credit, and it is still conditional. Final approval comes only from a lender, for a specific loan on a specific property. What does the planning brief do?
It helps you turn a broad idea into a clear set of questions: the place you have in mind, the kind of home or community, your timing, and the help you need. It runs only in your browser. You can review it and print your own copy, but nothing is sent, saved, or evaluated. Start it on the planning page.
Land and water
What should I ask about a community’s land?
Start with the record: access, zoning, utilities, flood zone and floor heights, wetlands and uplands, easements, and who cares for the lagoon and shared areas. Reading the land turns these into a printable list of questions.
Are lagoons built in wetlands?
Not in these directions. Where a lagoon is considered, it is planned on uplands, meaning land that is not wetland. Wetlands are kept as part of the landscape and valued for drainage, habitat, and the character they give a place. Whether any site can support a lagoon at all is a question for environmental and engineering studies and for permitting. The journal explains why lagoons belong on uplands.
Who takes care of the lagoon?
A lagoon needs continuous care: testing, filtration, cleaning, edge repair, and storm preparation. Who provides that care, and how it is funded, is set out in each community’s governing documents.
Home packages
What is a home package?
A home package is a future way of making the work of a home visible early. It pairs a home concept with a delivery path and the professional work needed before construction, and it states what is included and what is not. On this site, packages are described as concepts. A real package would be defined for a specific site, in writing, after feasibility work.
Does a home package come with a price?
No. The site publishes no prices, costs, or payment figures for any home path. A responsible figure depends on the site, the design, local codes, materials, and the delivery team, and it can only come from licensed professionals working on a defined scope. How does a home path relate to a site?
A home path sets out the decisions a home involves. The site shapes nearly every one of them, because survey, zoning, soils, water, and access decide what can be built. The planning brief records your priorities so a first conversation starts in the right place.
How do the home paths differ?
Each starts from a different idea of home. Modern residences begin with light, air, and climate. Signature villas begin with a larger personal brief. Lagoon-front homes study life at the water’s edge. Design your home turns a vision into a usable brief. All four are concepts, and each leads to the same place: a conversation grounded in a real site.
Can a home path be personalized?
Yes, in principle. Personal requirements are where every path begins: how you live, host, rest, and use the outdoors. A preference becomes a design decision only once licensed architects and engineers confirm it works on the site, within the codes, and within the agreed scope. Until then, the brief simply records what matters to you, in your own words.
What would a package conversation cover?
When a real package conversation becomes possible, it will cover the design path, the delivery scope with its inclusions and exclusions, the site and jurisdiction work required, and the licensed team responsible for each part. Nothing about a package is final until those points are resolved for a specific site and written into an agreement. This site describes that conversation; it does not start it.
Design and delivery
Who is working on the communities?
Pre-design is under way with a building team and lagoon engineers, who are not named on this site. Construction roles are set in written agreements, with the licenses, insurance, and permits they require.
How is the Dubai vibe adapted for Florida?
By keeping the ambition and changing the method. Water, shade, architecture, and evening life are still planned together, but Florida decides the details: its heat and humidity, storm seasons, flood zones, salt air, wetlands, and state and local permitting. A form that works elsewhere may need a different shape here, which is why nothing is simply copied.
How are heat, storms, and flooding considered?
As starting conditions, not late additions. In Florida that means studying elevation, flood zones, and drainage from the first sketch, designing for storm winds and heavy rain, and choosing shade, ventilation, and materials that handle heat, humidity, and salt air. The details belong to licensed engineers and Florida’s building codes, and they are settled only for a real site.
Why do the pages use concept imagery?
Because an image can explain a direction faster than a paragraph. Every image and film on this site is an artist visualization. None shows a specific location, a final design, or a promised view, and a feature in an image is not a promise about any future place.
What does building in parallel mean?
It describes a delivery approach in which work that usually waits in line is coordinated to overlap where codes, contracts, and inspections allow, such as preparing a site while building components are fabricated off site. It is a method of interest for future projects, to be studied with licensed builders and engineers. It is not a promise of speed, cost, or schedule. The journal explores building in parallel.
What comes after pre-design?
Design, engineering, and permits, each with its own reviews and approvals. This site does not publish a schedule, and it will not guess at one.
The platform and company
How does DubaiFlorida relate to BuildShare?
DubaiFlorida is a concept program developed within the BuildShare development platform. It presents the lagoon-led communities, home paths, and planning resources. It is not a lending, brokerage, or construction business, and none of those activities takes place through it. DubaiAmerica and DubaiFlorida share one body of content, and DubaiFlorida focuses on Florida.
How does DubaiFlorida relate to BuilderK?
BuilderK is a separate company. It owns and operates the phone lines that answer calls and texts about DubaiFlorida. This site does not offer its services or any construction services.
How will my information be handled when forms go live?
Nothing you type on this website is collected. Calls and texts are answered on phone lines owned by BuilderK, and the privacy notice explains what those lines collect, why, and how to stop messages or ask for deletion.
How does the site handle accessibility and reduced motion?
The site is designed toward WCAG 2.2 AA and is being tested. Every opening film plays on its own and has a visible Pause control that stops it at any time. Decorative scroll motion switches off when your device asks for reduced motion. Navigation works by keyboard with visible focus, images carry text alternatives, and forms use clear labels. Does DubaiFlorida follow fair housing principles?
Yes. DubaiFlorida supports equal housing opportunity. The site describes places, architecture, and activities, never who should live anywhere, and it never asks about characteristics protected by fair housing laws. When inquiries become possible, each will be handled through the same consistent process. The fair housing preview explains how concerns will be raised and escalated.
