Six things to know.
- Real estate
- Community and home directions are concepts, not listings. No property is offered for sale or held for anyone, and DubaiFlorida does not act as a real estate broker or represent anyone.
- Financing
- Payment and financing content is education only. It is not financial advice, a loan estimate, an application, a prequalification, a preapproval, a credit decision, or a commitment to lend.
- Construction and delivery
- Design, construction, and delivery depend on a real site, its jurisdiction, professional review, permits, licensed contractors, and written agreements. No scope, method, or timing is promised.
- Imagery
- Images and films are artist visualizations and concept studies. They do not depict a specific location, a promised view, or a final design.
- Forward-looking statements
- Descriptions of what a place could become express ideas and intentions. They depend on sites, permits, markets, and decisions not yet made, and they may change or never happen.
- Securities
- Nothing on this site is an offer to sell, or a solicitation of an offer to buy, any security or any interest in a project or company.
Words we use
What our words mean.
The site uses a small vocabulary on purpose. Each word marks how far an idea is from a final design.
- Concept
- An idea about a place or a home, shown before design is final.
- Direction
- A way of thinking about a type of community, together with the questions it raises.
- Study
- Work that tests an idea against real conditions. A study can end an idea as easily as advance it.
- Artist visualization
- An image or film made to explain an idea. It does not depict a specific location or a final design.
- Preview
- A working feature that runs only in your browser and sends nothing.
Why it matters
An idea and a project are different things.
An idea can be explored freely. A project carries obligations: a site under control, studies, permits, licensed professionals, insurance, and written agreements. The site keeps the two apart so that no one mistakes one for the other.
As each community moves forward, its own verified facts and disclosures will take precedence over anything described here.

Does any page describe a final project?
No. The communities proposed for five Florida locations are in pre-design, and every community and home on the site is shown as a concept. Final facts and disclosures would be presented separately.
Is any company or professional endorsing the site?
No. The site carries no endorsements or testimonials, and it presents no lender, broker, builder, architect, or agency as endorsing it.
What will the final disclosures add?
The responsible entity and a contact, plus any licensing disclosures a website service requires, published before that service begins.
